Northland apartments, Rose Hill senior complex get final approvals

The Lindstrom City Council gave the final go-ahead to two major housing projects in special session Monday this week.  

Council voted 4-1 with AnnMarie Brink opposed, accepting the final plat for the Lindstrom Apartments under development by Northland Group.  This is a 92-unit apartment complex and restaurant on the site where the old Dinnerbel/Meredee’s Bistro  sits,  on the west side of Lindstrom.

The project height has been debated in prior review meetings,  and the council settled adopting  62 feet tall overlooking the lake, 47 feet on the south side, and 49 feet tall on the highway side, with the east side of the structure 46 feet.  A minimum of 186 parking spots must be provided on site.  There is to be 34 percent of the parcel left in “open space.”

The special session also provided final plat review and approval 5-0  for the Rose Hill senior living facility on the shores of South Lindstrom Lake. The project is named for the Rose Hill Resort which used to be on the site.  

The property was recently annexed into Lindstrom and came in as Agricultural. Council okayed the rezone to allow for for the Planned Unit Development and multi-unit housing.

Water service costs are still being negotiated with approximately six residence that will hook-up to the extended service for this.

This plan, too has been reviewed multiple times in meetings.

Highlights of the action this week include the okay for a dock for the project with three slips, refuse will be kept inside the structure, and height again has been an issue.  This complex will be a “mean” height of no taller than 46 feet to mid-point of roof.  It has 36 spots for parking underground and 43 surface stalls.  With a number of units allocated for assisted living and memory care, the vehicle count is projected to be fewer than an ordinary numbers required of a housing project.

These developments basically have until the end of 2019 to install the public improvements, although there are provisions for allowing more time.
