NOITICE OF PUBLIC HEARING
Preliminary Plat known as Park Island Point

NOTICE IS HEREBY GIVEN that the Center City Planning Commission will conduct a public hearing on Monday, May 20, 2024 at 7:00 p.m., or as soon thereafter as possible, for a preliminary plat known as Park Island Point on property located at 516 & 520 Park Island Road, Center City, MN. The meeting will be held in the Council Chambers at City Hall, at 300 Center Avenue where all persons may reasonably be heard.
The preliminary plat consists of two lots and contains two single-family detached dwellings. The plat is located in the SL Shoreland Management Overlay District and is proposed to be rezoned to R-1 Traditional Single-Family Residential District. The property is legally described as follows:

All that part of Lot Eleven (11), Section Thirty-four (34), Township Thirty-four (34), Range Twenty (20), described as follows:

Commencing at the intersection of the centerline of the former Northern pacific railroad with the East line of Lot 5 of said Section 34; thence South 81 degrees West along said railroad centerline for 650 feet, more or less to the Westerly side of the former railroad bridge or trestle, the piers of which are still in place; thence South 13 degrees East for 158 feet, crossing trunk highway no. 8 to the South line thereof (this course corrects an error in a previous conveyance containing to this tract); thence South 88 degrees 10 minutes East for 258 feet; thence South 53 degrees 15 minutes East and along the shore line of South center lake, for 55 feet; thence South 39 degrees 9 minutes East and continuing along said lake shore, for 35 feet; thence South 50 degrees 22 minutes East for 30 feet and the point of beginning of the tract to be described; thence South 0 degrees 52 minutes West for 135.4 feet; thence South 7 degrees 23 minutes East for 69.00 feet, more or less, to the shore of South center lake; thence North 77 degrees 10 minutes East and following the general line of said lake Shore for 185.2 feet to the point at Easterly end of described tract; thence North 50 degrees 22 minutes West and traversing said lake shore line for 241.8 feet to the point of beginning.
Including all riparian rights appurtenant to the land conveyed. And to afford access to described tract from said highway no. 8 an easement roadway is hereby granted, and described as follows, to wit:

Beginning as said Southerly line of trunk highway no. 8 and the terminus of described 2nd course, said easement shall be 50 feet wide, its Westerly line being South 33 degrees 15 minutes East, 200 feet; thence continuing said easement roadway 16 feet wide, its Southerly line being South 69 degrees 18 minutes East 92 feet; thence further continuing said easement roadway 16 feet wide, its Southerly line being South 86 degrees 54 minutes East, 143.8 feet and terminating at point of contact with described tract to be served, Chisago County, Minnesota.

A copy of the preliminary plat documents, in its entirety, are available at City Hall for review. Any person desiring to comment on this matter is invited to do so in writing (prior to or at the hearing) or orally at the time of the public hearing, either in person or by agent or attorney, in opposition to or support of. If you would like to make a comment but will be unable to attend the hearing, written comments may be mailed or delivered to: City of Center City, 300 Center Avenue, Center City, MN 55012. Written comments must include your name and property address.
